The caliber of estate agents and franchise application has improved. This according to Tony Clarke, MD of Rawson Properties. “We are now witnessing the demise of the housewife/part time agent who comes into the industry to make a little spare cash. Today’s applicants quite often have tertiary education qualifications and among those applying for franchises the majority have had previous successful careers and business experience”. This is indeed good news for the real estate industry.

As an agent is it not time to set rules for buyers and sellers to adhere to? In our previous edition we asked you to send us your viewpoints and received numerous emails from agencies that would like to know more;

I try to sell Farms / game Farms in the Waterberg. I would like to charge a professional fee for taking clients to view Farms, in part to separate the " free game-drive " weekenders from serious Buyers as well as covering my costs (diesel , wear and tear ) and time ! People don’t walk into a Doctor or Lawyers Office for a Day not expecting a Bill . Would this be ethical?

What is a real estate agent?

  • a party who acts as an intermediary between sellers and buyers of real estate
  • an individual who is licensed to negotiate and arrange real estate sales; works for a real estate broker
  • a person licensed to negotiate and transact the sale of real estate on behalf of the property owner
  • a professional who helps buyers find a home they want, negotiate the offer for the price of the home, and finalize the details of the sale. For sellers they help with the same process, but the sellers of the home pay a commission for this service
  • a person who is engaged in rendering any service in relation to sale, purchase, leasing or renting, of real estate and includes a real estate consultant
  • a licensed person who is lawfully authorised to act on behalf of a principal to perform certain specific activities that affect the principal's rights and duties in relation to a third party

Indeed these descriptions are a mouth full and does sound good but does your buyer or seller know that;

  • agents are not sparsely educated
  • there are no salaries for real estate agents
  • agents do not get paid unless there is a transaction
  • agents could easily spend a full week, driving out tanks of petrol, helping a buyer or seller without getting paid a cent
  • agents use the best technology

2010 is indeed the year of opportunities. This according to Adrian Goslett, CEO RE/MAX of Southern Africa. While it is anticipated that interest rates will increase in early 2011, the fact that the Reserve Bank announced a 50 basis point cut in the interest rate from 10,5% to 10% bodes well for the future of the real estate market. There has been a noticeable uptick in activity in the property market across the country as the effects of the recession slowly start to ease and appetite for property ownership returns.

It is clear that the South African property market is recovering. The country has seen a 40 per cent increase in property sales in the last two months. This compared to the previous equivalent period. Furthermore the Quarterly property price rises have occurred in 16 out of the 27 countries that was included in the Global Property Guide of which South African was one. Indeed good news for home owners and estate agents.

Print is steadily losing ground as the Internet becomes the number one advertising medium for estate agents, a new survey shows. The results of the just-released poll show that local or community newspapers are now the only print options that command more support than the Internet, with 54% of agents regularly placing adverts in these papers while 47% make use of online property portals to showcase their stock. What is more, 74 percent of agents now also regard their company websites as important advertising channels. “To a large extent, this sharp shift towards online advertising is a result of the property market downturn,” says Dr Willie Marais, national president of the Institute of Estate Agents (IEASA). Reminder

As most of you already know CyberAgent gives you a vital tool: exposure. The exposure however does not mean very much unless you put in the effort to capture the viewers attention. Here are a few vital tips to keep your listings doing just that (See the article Good Internet presentation essential to secure follow-ups when selling):

  • Make sure your listing has a picture, and even then if at all possible load more than one. We do not restrict the amount of pictures, use them to their full potential.
  • Make sure your notes are filled in. Do not use the notes as a one line heading for your property. Make sure you capture why any prospective buyers would want to buy the property.
  • Do a complete listing. Find out all you can about the property, and capture all information possible (and if it's not possible, there is more than one way to accomodate "unusual" information. The website users are looking for an investment, give them he information they are looking for
  • The main idea of the websites is to get the client interested and then in contact with you! Always bear this in mind when entering the data.

It’s by now old news that Services Seta and the Estate Agency Affairs Board has settled their differences. However the fact that SSETA has decided to suspend its bursary programme for real estate agents working towards their RPL, NQF4 and NQF5 qualifications still remains a problem and many real estate agents are still angry.

In short, there is currently no financial help available for existing agents who need training to obtain the new qualifications – which they are required by law to have before the end of 2011 - and many of the agents who are ready to undertake this training are now in limbo.” IEASA national president Dr Willie Marais.

Earlier this month the Reserve Bank surprises us all by cutting lending rates to its lowest in more than three years. One of the factors that was taken in consideration was the “suffering” of the real estate market. Property experts now believe that the residential market has bottomed out and busy mending. I have been working with a client (Raymond Rabie) for the last 10 months who is a scam artist. I have all the proof (Rapport). He had various dealings with Estate Agencies from the Cape to Mpumalanga. Recently he has been charged with fraud and appeared in the Wynburg Gauteng court.

Hopes for an easier home loan climate - Market indications are that the banks are adopting a more accommodating approach to approving home loans. And such a change is long overdue in that the tight restrictions and unofficial moratoriums applied by banks to home loan applications have undoubtedly impacted on the property market, says Gerhard Kotzé, CEO of the ERA South Africa property group.

FNB LOAN TO VALUE CRITERIA CHANGE - FNB have notified us that with immediate effect they will consider approving loans up to a maximum ltv of 95% in cases where the purchase price of the property is R1.5m. Their previous maximum ltv in this category of purchase price was 90%. Our Loan to Value Bank Guide-lines matrix will be amended accordingly. ooba

Municipal rates to drop? - We are coming up to that time of the year when administered costs once again start stretching the rand in one’s pocket. Electricity charges will shock and, no doubt, household rates will increase once again. Municipalities around the country will be sharpening their pencils as they seek more and more income with which to cover the current boom in infrastructural spending. New CyberAgent Features!

Agent Manager - Agent Teams:


It is now possible to select multiple agents in one team. Click on “New” to add a new Agent, complete only the Name and/or Surname fields with the team name and save. None of the other fields are used, so do not bother with them. Now click on the “Is Team” checkbox,
and select the agents belonging to the team by clicking on the “Team Members” button. The first agent selected will be the team leader.
Teams will be marked with a (T) in all agent selection pull down menus, and the team “Agent” will NOT display on the websites.
Of importance:

  • On the website all information of all the team members will be displayed when doing a property search.
  • Should a prospective client wish to contact the agent by SMS; an SMS message will ONLY go out to the team leader.
  • Should a prospective client wish to contact the agent by email ALL team members will receive emails provided that they have a valid email address.
  • When data is exported to other websites that is not hosted by us (e.g. Propertytrader) ONLY the detail of the team leader will be sent through and displayed on these websites.

Sms function:


Changes made to the SMS function; previously you were limited to sending only 160 characters. This function has been improved to allow you to send more than 160 characters. Still only a 160 characters are available, but should a SMS message now exceed 160 characters it will automatically change over into a 2nd SMS message or even more to facilitate the amount of characters. The system will indicate the number of SMS messages as you compose the message - you will be billed according to the number of SMS’s your message spans. The usual confirmation and feedback screens will also detail exactly how many SMS messages will be sent.

Property Manager:


Record order Toolbar:

The record order toolbar in the Property manager now also contains an internet no option to sort your data. This can be very useful if you print out lists of properties for your agents, so if they get an enquiry, it is easy for them to locate. To activate this feature simply open the Property Manager (It will NOT show if no module is open).

Make sure the all 3 Toolbars are selected. Click “Apply”. Click “O.k”.
It can then be docked (recommended place is at the right of the forms Toolbar) or moved where you choose, simply by dragging it. It is extremely easy to use, simply click on it and select the order that you wish the entries to be sorted in

Validation errors – Warnings:

With validation errors in the Property Manager a red Warning will now be displayed just above the erf no. If all is fine it will display 0 Warnings. Should you want to know more about the warning click on the Warning button, this will then explain exactly what the validation error is e.g. no agent selected or price is invalid. You can now fix the error and save the property. The warning should then display 0 Warnings. This property will now update to the web.

View Stats:

A new button has been added on the property edit form on CyberAgent Desktop, “View Stats”. This will open up a webpage displaying all the web stats. Web stats include “Property Views” and also “Internet enquiries” received. These stats will also display the relevant website on which the property has been listed and viewed by the prospective client. Each individual property will display its own stats.


New Development Manager:


This module in CyberAgent caters for the loading and listing of new developments. It is used in the same way as all other modules in the program. Here is a breakdown of how to load a development:
To start capturing a new development click on the new button (the page button with a folded corner). The next button is the save button (icon of a disk), and the next is the button to delete a development (the red X). The drop down list next to the delete button allows you to easily select any developments you have already captured.

Specify the development name.

Then select the agents by clicking on the “Active Agents” button. To select a single agent, click on the agent’s name, and click on the single arrow pointing to the right (>) (or double click on it). To select a few agents, click on one agent, then hold down the Ctrl button and then click on all other agents required, then click on the single arrow to the right once your selection is complete. To select all agents click on the double arrow pointing to the right (>>). To remove an agent (or multiple agents), follow the same procedures, but use the single arrow pointing to the left (<). To clear the selection, use the double arrow pointing to the left (<<). Once all the agents that work on the development are in the right hand column, click on the save button.
Select a country if needed, then select a province, city and suburb, or click on the binoculars next to suburb, and type in the name of the suburb, scroll down to find the location you want, and click on “Select & Close”. This will put in the province, city and suburb you selected in one go.
Then put in the address, select if this development is active (on the internet) or not, and select priority of the development in the “Website Display Order” (1 will list this development first in the list only on your OWN website).
Then – if needed – add in more “Meta Keywords for search engines”. These are words, that when typed into a search engine, will link to your development. Suggestions are, the province, city, suburb, development name, agents names, and your company name. These that are typed in should all be lower case and must be separated by commas.

Next you have a development note; here you can describe the development. The “Bold <b>” button will add the following into the development note <b></b>. For example <b>GREAT INVESTMENT</b> displays as GREAT INVESTMENT. If you type anything between the greater than and less than sign, this text will display in bold. If you press the “Line Break <br>” button, all text typed after it, will be displayed on the next line (as if you pressed enter).

Now would be a great time to save this record.

You can select a “Main Picture”, “Site Plan Picture” and a “Map to Development” to display on the web, by clicking on the button with the respective name. On the left hand side, you can select a size for the picture (width only – the height is adjusted in proportion). If you select a custom width, you will need to specify the width in the width field. It is NOT recommended to have a width more than 640. Then click on “Select Picture”, and select the jpeg that you wish to show and either double click on it, or click on “Ok”. There is also a button to “Clear Picture” should you need to. Then click on the “Close” button.

You can add in unit information as follows:

Click on the units button, click on the new button (icon of a page with a folded corner). The next two buttons and drop down list work as described above.

Type in the “Unit Description” (e.g. Type A, B or C), the “Cost Price”, “SQ” (Square meters) and “Unit Quantity” (number of unit available) in their respective fields. Then you can select if the units have a “Priv. Garden” (private garden)
Then put in how many “Bedrooms”, “Bathrooms” and “Garages”. You then have 2 “Other” fields where you can specify any other information e.g. carport. Then specify an “Occ. Date” (occupation date).

The next 3 fields are for an “Est. Levi” (estimated levy), a “Panoramic” (panoramic hyperlink) and select a “Status” from the drop down box. The “ABC” button allows you to edit what will be found in this drop down box. If you click on it, it will display the selections one at a time. To edit a record, merely click on it, and alter the text in the top text box. To add a record, use the new button at the bottom left, type in what you wish the record to say and click on the save button. To delete a record, select it and click on the delete button. Once you are done, click on the “Close” button.

Then type in “Unit Notes” and any “Extras” this unit might have, and if you have a “Unit Picture” or “Floorplan Picture” click on the respective button, and follow the instructions as described for the “Main Picture” etc. as described above.
Please note: The order in which the information is added from “Unit Description” to the pictures is irrelevant.
Save this section.

You now can click on “Create Units”. This will allow you to link units captured in the Property Management to the developments section of your website. Simply click on the “Select” button next to the respective unit, select the unit from Property Management to link it to. The “Go” button, will take you to the details of the linked unit in the Property Manager.

Note that the unit numbers, status (sold/pending etc.) can be edited to suit the situation. There are also notes and external agents for you to be able to track additional information per unit very easily.

The unit numbers are characters to allow e.g. 33a and 33b. As such it is sorted from left to right. To prevent unit 12 from displaying before unit 2, put a zero before single digit numbers i.e. 02.

Save once more and then click on the close button.

The next section allows for building specifications. Merely select a heading from the grid, and type in the “Description” field any detail you would like to specify. The include tick will allow (when ticked) or disallow (when NOT ticked) the detail to show on the web. The “Display Order” field will determine which item displays first (1), second (2), etc.

The new, save and delete buttons at the top will allow for the maintenance of the “Heading”.

The last section is to display a “Progress Report”. This allows for a report per date, so you can see all the progress from the first one listed. To use this, click on the new button, select a date for the report, and tick the “Display On Web” check box to show this information (this is optional). You can then type a progress note, and add in up to three pictures for the particular report. The pictures are loaded as all others in this module.

The New Development Module module has been developed to assist estate agencies to market and sell New Development properties. Up until now agencies had to contact us whereby we had to develop web pages to accommodate these new developments at a cost. These developments were also only available on the agencies website only and not on all linked websites (www.cyberprop.com, www.real-estate-south-africa.com, www.cellproperty.com to name but a few).

This module will enable agencies to add the following information about each and every development:
  • Location information (Province, City and Suburb)
  • Main note / write-up on the development
  • Status of the development
  • Meta keywords for search engine optimization
  • Main picture
  • A picture of the site plan
  • Building specifications
  • Progress reports including pictures
  • Units
  • Unit Description
  • Selling price
  • Square meter
  • Bedrooms
  • Bathrooms
  • Garages
  • Private Garden
  • Other 1 and 2
  • Estimate Levi
  • Panoramic field to insert third party reference
  • Unit status (e.g. Now selling)
  • Unit notes
  • Notes on extras
  • Picture of the unit
  • Floor plan of the unit
  • Linked properties to this unit
  • Unit number
  • Status of unit (e.g. Sold)
  • Link reference to the property in the Property Manager

It is not necessary to complete all the fields/sections. If the information is not supplied it will not be displayed. All note fields may contain HTML tags like for instance a bold heading.

As the first quarter GDP drops by 6.4% it was announced today that SA is now officially in recession for the 1st time in 17 years. No good news for South Africans.

I’m sure you all remember last months’ newsletter and the following questions;

Will property prices keep falling?

Feedback we received from our CyberAgent users and other property experts was that it appears that the prices of properties are indeed busy stabilising.

“We keep a close watch on the UK property market because SA selling price trends tend to be in line with theirs’, with this difference, that we have traditionally been less spendthrift and less inclined to over-borrow. The “Sunday Times” optimism ties in with what we have been saying locally for some time and it is encouraging to find that they see the end of price falls as not far off.” says Mike Greeff of Greeff Properties

Will interest rates come down this week?

Yes it did! This month we have to ask the same question as fingers are held crossed for the Reserve Bank’s Governor, Tito Mobweni to announce a further rate cut on Thursday.

Reserve Bank governor Tito Mboweni needs to take the proverbial bull by the horns and cut interest rates by a further 3% or more to kick start the residential property market. So says Gerhard Kotzé, CEO of the ERA South Africa property group, who believes nothing less than a courageous move in this respect will do the job of correcting the damage brought to the property market by the global credit crisis and some patent over-reaction in the banking sector. Call for Mboweni to ‘make a brave move’

How much longer will the bank remain impervious to the ongoing criticism from estate agents, homebuyers and sellers that they are wrecking the residential property industry?

Unfortunately we had no positive feedback on this question. In fact it seems that it is only going to get tougher. There has been an outcry over Standard Bank's home loan administration fee hike but it is not alone in jolting prices. An investigation by Realestateweb.co.za has found that the other big three have either increased or plan to hike their fees. It is not just Standard Bank

1. You can now change the property display on your website to have a picture slide show instead of all the pictures displaying underneath each other. The agents info can also be moved to the right column above or below the picture slide show

2. You can display all the pictures in rows above the property info section with the agent info moved to the right of the page.

It’s all very well giving an interest cut of 1% and I realize that there are lots of unemployed people at the moment due to the recession but the property market is suffering due to the fact that the banks are not giving bonds that easily. It has made the buying or selling of property very difficult. The people to be caught in the middle are all the conveyance secretaries who have lost their jobs, and the ones who go in to work every day hoping that today is not the day they will be retrenched. There must be hundreds of us conveyance staff out of work because of these problems. I was retrenched at the end of August and jobs are certainly not easy to find. I’m now doing rentals as I was not able to obtain anything else.

It’s not an easy time for estate agents and agencies and I don’t think I actually realised how difficult is until I received this letter from one of our readers.

The banks’ attitude has gone from one of prudence to one of extreme reluctance. This has to change if the residential sector is to recover.” says Ivan Neethling, Chairman of the Western Cape branch of the Institute of Estate Agents.

Still not sure how important the Internet is in real estate sales?

The California Association Of Realtors recently released their “2008 Survey of California Home Buyers”. It underscores how many real estate agents are out of touch with reality in regards to what today’s consumer wants and expects.

I can hear it now. “It doesn’t apply to me”. “Real estate is local”. “My market is different.”

You know them, they are the ones who still probably have AOL email addresses and may in fact still think that AOL is the Internet.

It’s time you as a real estate agent who wants to run a “business” wakes up and takes notice of what is REALLY going on in the industry.

Here is what the survey found:

  1. 1. Home buyers expect and want real estate agents to answer the telephone or respond by email! 96 percent of Internet buyers expected a response within four hours or less…31 percent of the Internet group expected an IMMEDIATE response! You see what the consumer wants. Deliver it! Real simple. You don’t need a business coach to learn how to be accessible and answer the phone or an email!

  2. The survey showed that “Traditional” buyers take as much as 10.3 weeks searching for a home and wanted to see almost twice as many homes with their agent (23.3 homes) as Internet buyers (12.7 homes). 200% more, twice the amount of work…Hello McFly!! , I ask again. Buyers are too much work? Maybe you are working with the wrong buyers!

  3. 71% of the Internet buyers would use the same real estate agent again

  4. Homebuyers who used the Internet in the home-buying process reported that the first Web site they visited was Google (40 percent), Hmmm, when 40% of the market is using Google to find homes just what do you think they were searching for? If you have to think too hard for the answer you may already be lost!

  5. The survey found that 90 percent of buyers in the Internet group found their real estate agent using the Internet, while just 9 percent found their agent through a for-sale sign and 1 percent through an agent’s marketing materials

Ok, so what are you going to do with this information? We already know that most will discount it as it not being relevant to their endeavors. Some won’t believe it and others won’t even know how to respond. That’s fine. It’s the others out there that this is written for, that small percentage of maverick real estate agents who use contemporary data and means to actually run a real estate business. Take this data and run with it. You are and will continue to distance yourself from the pack and this survey confirms you are on the right track.

7.       What does the market say about them and what has their growth been over the last few years?
8.       How big are their clientele base, who are they and what do their clients say about them?
9.       Are they flexible?
10.   Do they support at least five of the bigger groups?
11.   Do they have the infrastructure and do they do their own development?
12.   Why are they “free” or “cheap”?
13.   What is their business module and can they make money?
14.   What type of additional marketing do they offer?
15.   Do they have “Monthly” newsletters to their customer base?
16.   Do they have a weekly newsletter to the consumer?
17.   Do they give free marketing in these newsletters?
18.   What do they do for product enhancements and do I have to pay for this?
19.   Can they put me one step in front of my competitor?
20.   Do I trust them with my data?

Has the current property situation taken you by surprise our have you been expecting it? Most estate agents are aware of the fact that sales are down as property is no longer the “flavour” of the month and that first time buyers now think twice before they purchase.

As with the stock market it will not help us to get negative. Banks are still granting bonds not like in the early 1980’s when bonds were almost unobtainable. The business is still there with the only difference that it no longer knocks on our doors but we have to go out and look for it.

How does the currently property market in South Africa compare to other countries;

France - Property sales in fashionable areas of Paris are struggling as US investors are feeling the effects of the global credit crunch

Bali - The global financial crisis is set to have a severe effect on the property market in Bali with projects being abandoned and businesses going bust, it is predicted

Dubai - Property sales in Dubai and Abu Dhabi have stalled and resale prices have dropped for the first time due to the global financial crisis, according to real estate professionals. As property markets around the world shrivel in one country the sector is thriving and expected to continue to enjoy considerable growth.

Angola - Angola, which rivals Nigeria as sub-Saharan Africa's biggest oil producer, is undergoing a massive reconstruction programme which is fueling a property boom.

China - Attempts by the Chinese government to stop the country's property market cooling are not enough, according to finance analysts

UK - There are tentative signs that recent intervention by the government may be having an effect on the struggling UK property market but much more help is needed, according to the national body for estate agents

Property Genie Delete Requests

It has come to our attention that delete requests sent thru to the Property Genie website are not been honored.
Having looked at the return files from last night's update, the response was a "successful delete". This would indicate that the delete request went thru successfully. The sold/old listing would seem to be removed.
I did a check on the Property Genie website and found the "deleted" listings still there as active listings.

This would mean that Property Genie does not delete "old" or sold listings from their website.
This is potentially embarrassing for the Agent who has to please explain why the sold listing is still advertised on a property portal.
This looks bad for the estate agency.

I also wonder how many other listings are still listed as active that should have been removed already. How long has the delete function of their website service been "switched off"?

The next question I ask is “Who is going to fix this?”. Will Property Genie take responsibility or will it fall to the agencies to fix this mess?

Please check your listings on the property genie website to ensure that only the correct listings are displayed. It any discrepencies are noted, please contact the property genie support team to correct the fault. Unfortunately, USP Designs cannot help in this regard.

Response to emails from Property Genie to our customers

Herewith the letter from Johan Strydom to our clients as well as my response:

Dear Anne,

Subscribers providing listings via Cyberprop

To date, your listings have been provided by Cyberprop to PropertyGenie as part of your package from Cyberprop.  Cyberprop have now informed us that they intend to charge you for updating your listings to PropertyGenie, despite this being part of their agreed service to you.  This also runs contrary to their commitment in their 6 August 2008 newsletter, in which they stated:

“As a service to our clients that wish to sign (with PropertyGenie) …… we will continue providing PropertyGenie with a daily feed of your properties”.

Cyberprop’s intended charge is R35,00 per month, and they now require that you sign an additional agreement with them for this service.  Their indication as to timing is that they will cut you off with immediate effect, which is of course a major concern for the exposure of your new listings.  From our side, we will keep all your current listings on our Website and partner property portals, so you can be assured that your current listings will remain on PropertyGenie and continue to be featured on iAfrica, Realestateweb and Sunday Times Property portals.  Only updates are potentially affected.

The best solution going forward would be for us to implement a direct feed from your website to PropertyGenie, which will ensure that your listings are always on PropertyGenie and continue to be updated without you having to rely on Cyberprop for this service.  Alternatively, you may wish to use the service provided by Cyberprop and/or to address the issue directly with Cyberprop, given their prior commitment and the services which you have already contracted from them.

Firstly I would like to bring it under Mr. Strydom’s attention that we are not CyberProp but USP Designs (PTY) Ltd. With www.Cyberprop.com our property portal.

Secondly I would like to know how Mr. Strydom can comment to our "Agreed Services" to our clients. Has he seen any of our agreements? Our aim in the past was and for the future is to get maximum exposure for all our clients not only nationally but also internationally and you will not find this stipulated in our agreements as you might loose updating to some sites and win updating to other sites. Over the past few months we have added a number of additional advertising channels free of charge and we will continue doing so. 

Thirdly Mr. Strydom I see nothing wrong with the following statement;

“We will continue providing PropertyGenie with a daily feed of your properties”.

This is exactly what we are doing. We are not stopping the feed to PropertyGenie but we are continuing with it. Pity you did not copy and paste the part where we mentioned the fact that it will be at a cost and to those clients who has signed an agreement with you.

Where there is no cost to our customers we do not charge for the feed and if all customers data can be displayed on these sites/portals. However, where there is a charge to them we will charge a data feed cost. While PropertyGenie was free we did the development as well as carry the cost of the daily feed "FREE OF CHARGE".

Our charge, R35. Yes only R35 for a month and R35 inclusive of VAT. What can you buy for R 35? A loaf of white bread, a 2 litre milk and a newspaper. Depending on the newspaper you might be lucky to add a sucker for your kid. This R35 is not only to cover updating costs but to make sure that the correct information is updated. I have made numerous calls yesterday to some of our clients and will continue with this today. Not only do the clients I have spoken to understand the costing structure of R35 but they also understand the fact that we can no longer provide the service for free. Really Mr. Strydom if this R35 is bugging you so much why do you not subsidize it from your side? R35 from the R280 that you charge some of the agencies is not a lot. Then on the other hand, R35 from the R210 that some agencies are paying might be too much. We can always negotiate a better tariff on those paying less than R280.

“Their indication as to timing is that they will cut you off with immediate effect, which is of course a major concern for the exposure of your new listings “

Fourthly, the above statement is not true.  We have requested a list of signed agencies from Property Genie as early as your office first visit to us.  We have also stated in our monthly CyberAgent newsletters that the feed will be cut on the first of September. In fact look at the following correspondence we received from your office on Tuesday on the very last day of the month;

 

“Dear Pat          

Apologies for the delay in getting our updated client list through to you”

Mr. Strydom just a friendly warning, be careful of what you are saying and services that you are offering. We found agencies on your website who has cancelled with us ages ago. Let me give you an example, Trendy Homes in Krugersdorp. They are still listed on your site with 122 properties. One cannot help to wonder how many of the properties you claim you have on your site is “real property” as it seems that according to your correspondence you are keeping old listings “alive”.  The man in the street, the Internet browser, is not stupid and neither are the estate agencies that we both serve not even to mention your affiliated partners.

Fifthly Mr. Strydom I find your following statement not only unkind but an insult.

“The best solution going forward would be for us to implement a direct feed from your website to PropertyGenie, which will ensure that your listings are always on PropertyGenie and continue to be updated without you having to rely on Cyberprop for this service.”

We pride ourselves on our service level and do believe that we have more than enough proof that we do deliver superb customer support, never over promise or under deliver.  You are well aware of the fact that from day one we argued with you on getting a better deal for our clients and that we declined the discount that you offered to us. We made it clear to you in person that we fight for ALL our clients for a better deal, not just for the bigger agencies or groups but also for the smaller ones. Furthermore we made it clear that we will not take any discount for ourselves. Now is that not delivering a good service?

Quit frankly this whole issue regarding PropertyGenie and what you did behind our backs is leaving a sour taste in my mouth and I wish to make it clear that this is where I draw the line. We will not get involved in any further communication, explanations, arguments or whatever it may be called.

Hop on the airplane and come and pay us a visit.

Sunday Times Property Website Lost!

Dear valued customers
 
It is with regret that we have to inform you that we lost the Sunday Times Property website and only this site, to Property Genie.  We still have an exclusive partnership with another subsidiary of Avusa.

The success of the Sunday Times property site was 100% linked to our technology. We built and maintained the website, and our expertise in the area of Search Engine Optimization is what drove all the website visitors to the site. The bulk of the content on the Property Genie website can be attributed to the 100,000 properties we supplied them with on a daily basis.
 
As from 01 October 2008, this site will be like a brand new website with NO recognition from the search engines, thus a zero page rank! It can take up to 12 months before any significant traffic will be seen on this website. If Property Genie tells you that your properties will be listed on the Sunday Times property website that receives over 36,000 unique visitors and 450,000 impressions every month it is no longer the truth, these were the statistics while we were still in control of the site! Look carefully at their choice of words in their marketing blurbs : “…SHOULD significantly increase the exposure of your properties…”  and not WILL?
 
Furthermore the statement, “Property Genie is the country’s largest property portal with over 174,000 listings”, is also incorrect. This may have been true until 31 August 2008 as we were the largest data feed provider to them but as from 1 September 2008 we no longer update the total data feed to Property Genie as the service is no longer for free – we’re only sending the data of those clients who have opted to pay for the service. Why do you think – are they not displaying a property counter on their portal? We do.
 
I can also not understand how they can say, “The combined readership of these websites is over 1 million unique users, making Property Genie the leading property portal in the country”. Where do they get this from? We current update to 30+ website where just three out of the 30 websites have a readership of over 1,200,00 unique visitors.
 
We, as USP Designs, are always doing our utmost to get the best possible deal for our clients. We did the same with Property Genie. We were by far the “Biggest” group / data provider to them and therefore approached them for a group discount that we again could pass down to our users. The current “advertised” price to be on the Property Genie website is R280 excluding VAT per month. PropertyGenie offered us a 10% discount which we declined as there is no real financial advantage to you the client and secondly because we could not see the benefit in spending that type of money for the type of impressions (exposure) they receive monthly.  Ananzi Property with comparable exposure is at a cost of R100 per month – so they’re asking almost three times as much!
 
We were assured that R285 less 10% will be the maximum discount offered to anybody, no matter how big or if they were shareholders in Ooba or not.  Subsequently it was brought under our attention that there are agencies that pay as low as R 210.00 per month to "In terms of pricing, the average price per office may be different depending on the size of the group. Our pricing is still worked at R280 per office. Sometimes the average across the group may be lower due to the shop fronts which vary”
 
Is this fair? Why should the smaller agencies pay more?
 
Through our channels your properties are on more than 30 websites and the list is growing. We offer data imports to bigger groups at much more acceptable pricing for far more value and we will continue looking for the best deal for our clients.
 
Since you, our clients are more important than our own “ego” we will keep on supporting the Property Genie data dump. Unfortunately we will not be able to do this free of charge.  From the end of September 2008 there will be a fee of R35 per office charge for uploading to cover our bandwidth costs.

Wikipedia Encyclopedia refers to politic as the process by which groups of people make decisions. The term is generally applied to behavior within civil governments, but politics has been observed in all human group interactions, including corporate, academic and religious institutions.

If the US property market can affect foreign market can politics in South Africa have an affect on the property market?

My answer is yes. Both social economic and political influence are significant factors that can have an affect on the property market. The insecurity of property rights slows growth in unequal or otherwise polarized societies. Furthermore, if a government commits over the long run to redistributive and secure policies it definitely incur less risk of slowing economic growth which on the other hand plays a major role in the property market.

However in my opinion it is not these factors that plays a role directly but it is the media. The media have a tremendous impact not only on the prices of property but also on prospective buyers. What people read in the newspaper and hear on the television often becomes the focus point and does influence their decisions. A negative headline can for sure influence a persons willingness to buy. Growth in the finance and real estate industries slowed to 2.3 percent from 4.9 percent in the first quarter.

While there’s no denying the current property downturn, there are several reasons for real estate agents to be positive about the future. So says Berry Everitt, MD of the Chas Everitt International property group, who believes current tight conditions are actually working to the advantage of real estate agents prepared to stay the course. “The ratio of agents to sales is improving by the day,” he says. “Every week another real estate office seems to close and the industry has also finally introduced new measures that require agents to be more comprehensively trained - making it more difficult for anyone to gain entry to the industry.”

On the other hand, he says, now is the time for strong agencies to beef up their teams even further. “Recruitment opportunities abound, thanks to the fact that while established companies are lowering operating costs by sharing overheads and maximizing discounts, smaller companies are floundering. “Strong individuals who are labouring under weak brands and operators are being obliged to look elsewhere.”

Now is also the time, Everitt says, for real estate agents to show clients how much value they can add. “There are many creative and innovative ways to gain exposure without spending a fortune. The most important aspect in these times is awareness.” In short, he says, there are many opportunities open to agents now. They just need to be brave enough to seize them.

New outcomes-based education will set the standards right making the industry more professional and accessible to the previously disadvantage groups; this according to the Estate Agency Affairs Board. Currently of the 56 000 registered agents only about 10% are African. Prospective estate agents will be required to train for 12 months. Ensuring estate agents are well trained improves the prospects for an agent who decides to start a business.

We believe that education is important therefore we give free training at our offices on our CyberAgent applications to admin staff and estate agents. In a twelve month period we have seen 1000+ CyberAgent user coming for training. If you are uncertain about what CyberAgent offers or have any questions regarding any of the twelve modules it is time to book for a training session.

In the news this month;

  • Credit crunch and economic uncertainty have taken their toll on the global property market, with transaction volumes falling by 46 per cent in the first quarter, according to a property report
  • Closer to home the experts is expecting the residential housing market to show a countrywide drop in sales volumes of about 35 percent. We have already seen a drop of 10 percent year-on-year (albeit not in all areas) in the average house price
  • Should I buy or should I build?
  • Times are not getting easier in fact it is set to get tougher. This to both businesses and the consumer was the message this week. Another 50 basis-point interest rate hike is on the table for August 2008 and more is expected before the end of the year

We'd like to bring to your attention a recent development in the Property Genie Portal site. They have decided to make their service exclusively available to those users subscribing to it at an additional monthly cost of R280 Excl. VAT.

Here is a summary of the communication they're sending out into the market place:

  • PropertyGenie will be charging a fee of R280 (excl Vat) per branch per month from September 2008
  • All agency branches who have not signed up with us by the 23rd of August, their branches and respective listings will be deemed ‘offline’. The minute these branches sign-up with us they will be made ‘online’.

We always strive to negotiate the best web exposure on behalf of our clients and therefore we've set up a meeting with Property Genie in this regard - on the 5th of August 2008.

We urge all of you not to make any decisions before we've given feedback on the outcome of the meeting, we'll give feedback no later than 6th August 2008.

In the property industry the general feeling is that the higher interest rate is setting a scene for a booming rental market as debt burden have been made heavier and that the prices of houses will definitely come down in 2008.

I have recently been asked what my view point is regarding the cooling market;

  • With the market cooling, are more sellers trying to sell their properties privately/on the Internet? (to save on commission?)

    The market might be cooling but not in all the areas. There are still areas that show substantial growth. We have not seen an increase in the listing of private properties over the last six months. Further interest hikes and other economic pressure like high food prices and the cost of fuel exceeding the R 10 liter mark may very well change this in the near future

  • Are sellers getting their prices or do they have to drop their expectations in order to sell? (How realistic are sellers in pricing their properties? Does CyberProp.com guide them?)

    House prices are slowing down and if homeowners are desperate to sell their properties they will have to come down with their prices. Homeowner has never been realistic in their prices, not in good times and not in bad times and this has been one of the major problems real estates agents had to face for many years. For those not so serious sellers it would be best to rather do the math, to try and hold onto their properties by joining the upcoming rental market. Through our weekly newsletter we keep our readers up to date with what is generally happening in the property market, share some advice and supply answers on questions not only on a National lever but also Internationally

  • What are the most important factors that sellers need to bear in mind given the current market conditions? (e.g. realistic pricing, etc.)

    Sellers must make sure of the condition of their properties before they sell it as buyers are looking for attractive propositions. A bit of time and money spend could make a real difference on how quickly they will sell their properties and will also determine how much they will be getting for it. The pricing must also be right as bargains are now easier to find. Lastly, when advertising your property on the Internet in a flooded market it is important to have it listed correctly with ample photos, good quality photos and excellent property descriptions

  • The Internet as an effective medium vs. using an estate agent in the current market?

    The Internet is a powerful listing or marketing tool but cannot deliver a function. An estate agent on the other hand is someone that can deliver a function and who uses the Internet to advertise listings. When selling a property in a cooling market I believe it is important to have your slice of bread buttered on both sides as you want a great marketing tool but you also want a service.

  • Any other comment you’d like to add?

    We have seen a substantial increase in the amount of listing on our property portal, www.cyberprop.com, as there are currently more people selling their homes than buyers. I always like to compare the sales of property with the sales of new motor vehicles. When the one drop the other is likely to drop also. New motor vehicle sales are down therefore selling a property in a cooling market is not going to be easy unless you have a real gem

The economic environment and the property industry in particular remains challenging. We have seen in the last month how estate agents has come under huge pressure as the market sees the worst slowdown in years. According to the latest ABSA house price index the market slowed to a nominal 6.8% year-on-year in April from 7.8% in March.

Should the man in the street feel sorry for estate agents? The answers should be yes but do they feel this way? No, they do not. Over the years estate agents have been found guilty of lying, exaggerating and of not being trustworthy. But, the ever so but, did they complain or got angry when the prices of their properties were being ridiculously over inflated, photos of their properties appeared on the pages of expensive glossy magazines or when it was described as castles, "must have's" or photographed at flattering angles? No they did not! Guilty!

What ever you do, do it to your best and stick to it. It can only work in the long run for you.

Our agencies and agents that is using our CyberAgent software are special to us. Two months ago we started sending birthday wishes to those who's dates of birth we have on our system. Never did we expected to receive such great response;

Another month of 2008 has gone past!

In the news this month the property slump. According to the FNB Residential Barometer and the property experts it now, on average, takes 12 weeks and 4 days to sell a home as the number of new buyers who have entered the property market in 2008 had dropped by 3% compared to the first quarter of 2007. The Barometer was also at its lowest point since its inception in 2003. Indeed not good news for estate agencies and agents.

I found the following phrase on the Internet and just love it! "All estate agents know that the vast majority of house buyers use the web for research." Do you agree with this?

  • We regret to inform you that the interface on the Property24 server enabling CyberAgent to upload listings has been closed by them. The option to upload to their site within CyberAgent will be removed in future versions of CyberAgent

Is it not nice to receiving emails like this?

Estate Agents around the country who have are not registered could stand to lose millions of rands in commission from sellers should they decide not to pay the commission due to the Agent not being registered. Further more unregistered agents were warned that they have no recourse to the law if they are not paid their commission. Read more in Estate agents in commissions’ fiasco

Dear CyberAgent user,

I am sure that there must be some of our CyberAgent users that watch America's got talent on Saturday nights. For those who did not see the last episode, I was stunned to hear one of the judges telling a contestant that he was either deaf or else dumb for not changing his act. In the end it did not matter what the judge said as America voted this talented man and his assistance through to the finals.

Now what can I say if I keep on getting emails like the following;

  • I received an acknowledgement but no response.........
  • Can someone PLEASE get back to me
  • I am getting no reply to my emails to the estate agent

Can I call you blind? Can I call you dumb?

All of a sudden I can understand the frustration on the judge's side. One thing I can tell you is that the public is not going to vote you through to the next round. You are for sure going to loose out on listings and most importantly on SALES. Come on CyberAgent users wake up!

If your listings are good, no toilets as the main photo, ample photos and good notes I promise you that we will continue getting maximum exposure for your listings.

We are also widening the horizon by adding International websites. We will be launching the updating of properties to www.Properazzi.com on 24 March 2008.

Furthermore we are proud to announce that our own website, www.cyberprop.com received nearly
2 000 000 page impressions for the month of January 2008. And a grant total of 6 000 000 with affiliated websites.

Cyberprop.com and CyberAgent with over 1100 users is for sure starting to gain ground!

2008! A warm welcome back to all our CyberAgent users and readers! We trust that you all had a wonderful festive season.

They say that Christmas comes only once a year. Not here at USP Designs. While most of you were on holiday we kept on going making sure that we offer the best service and opportunities to all our clients through our CyberAgent application.

My new year gift to you; 5 tips that you can take with you in 2008.

Tip 1 - Tell a story with words
What you say about the property is the most importing factor. Capture the buyers imagination first time. Think “Perfect outside space for a sunset braai with your friends” rather than “South facing terrace”

Tip 2 - Tell a story with pictures
What you photograph must enhance the story told by your words. Picture a photograph of a dining room with the dining room table set for a meal ready to eat. Do you like this? Now compare this with an empty table with a dog in the back ground. Do not laugh! We see this on a daily basis

Tip 3 - Talk their language
60% of Internet browsers visiting our websites are International visitors. Speak their language. You cannot communicate with them in Afrikaans

Tip 4 - Inform them
What is nearby is important. A map is excellent but it does not tell you everything. Location.. location.. Location! Many decisions and choices made by a buyer are about the location of the property and not about the property itself

Tip 5 -Keep up to date!
The Internet plays a vital tool. It has turned property advertising on it’s head. Print and magazine advertising no longer work as well as what it worked years ago. Online techniques and applications also change. Make sure that you keep up to date and have a good understanding of what your service provider offers.

And the best gift al all; your properties are now updating to 20 websites! Is there Estate Agencies and Estate Agents that can afford not to say YES to CyberAgent.
